ACTIVE8 FZ LLC is the supplier of the BTL Reality services described on this website. Contact us at info@btlreality.co.uk for enquiries, complaints, cancellations and refunds.
These terms apply to purchases made from 21 September 2026 and to use of our website. The product description, price, inclusions and any specific written terms provided before you order also form part of your agreement. Please keep a copy with your order confirmation. Earlier purchases retain the terms and promises applicable when purchased; this page does not retrospectively remove them. Nothing here reduces your statutory consumer rights.
Our courses, memberships, mentoring, calls, community discussions and personalised plans provide education and accountability. A plan can help organise your goals, budgeting, learning and next steps; it is not a personal recommendation to take a mortgage, enter a regulated investment, adopt a tax arrangement or buy a particular property. Any Done For You, sourcing, analysis or other bespoke work requires a separate written scope and fee agreement before paid work begins. A website description or introductory call does not appoint us to negotiate, manage a property, handle client money or transact on your behalf. A specific agreement must explain the services, fees, responsibilities, cancellation rights and any relevant disclosures.
The relevant offer and checkout identify the currency, total payable, billing frequency and any additional charges before you order. You are not committed to an additional paid service without agreeing to it. Stripe processes payments. Access to subscription services continues while your membership is paid and active. If payment fails, we may pause access while resolving it with you. We will not impose an undisclosed reactivation fee.
For one-off courses or bespoke services, the price, access period, delivery arrangements and cancellation terms must be provided before purchase. Where an offer expressly promises lifetime access, these terms do not retrospectively remove that promise; it does not by itself include lifetime personal support, WhatsApp access or unrelated future products.
Email info@btlreality.co.uk from the address used to join, with your name and a clear request to cancel. You do not need to give a reason or book a call. Send the request before your next renewal to stop the next payment. We will use the time we receive your request, not the time we reply. If a payment is taken after a timely cancellation request, we will refund it. Unless a refund or statutory right applies, access continues to the end of the paid period and we do not normally refund a partly used month.
If Starter Club is not right for you, email us within 30 calendar days of your initial purchase and ask for the guarantee. We will refund your first membership payment in full, cancel future renewals and end membership access. There is no requirement to complete lessons, prove effort or explain your decision. We will issue the refund to the original payment method within 14 days of your request; your payment provider may take additional processing time. This guarantee supplements your legal rights and does not limit remedies where a service is faulty or not as described.
If you are a UK consumer buying a service online, you will normally also have 14 days from making the contract to cancel without giving a reason. You can use the email above, send a clear statement to our postal address, or use the optional form below. If you expressly request a service to start during this period, the law may allow a proportionate charge for work actually supplied before cancellation, provided the required information was given. Our Starter Club guarantee nevertheless refunds the first payment in full when claimed within its 30-day period.
For digital content, any loss of the statutory cancellation right requires your express consent to immediate supply and acknowledgement that you will lose that right, followed by confirmation. Simply visiting our site or agreeing to these general terms is not that consent. If the required steps have not been completed, your applicable cancellation rights remain. Services do not lose their cancellation right merely because you log in. Other mandatory rights in your country of residence may also apply.
Optional cancellation form: To ACTIVE8 FZ LLC at the postal address above or info@btlreality.co.uk: “I give notice that I cancel my contract for [service], ordered on [date]. My name is [name], my address is [address], and my order email/reference is [details]. Date: [date].” Add a signature only if sending a paper form.
You may use purchased materials for your own learning and personal planning. Please do not resell, publicly distribute or share another member's private information without permission. WhatsApp group members can see the phone number and profile information you make available. Do not post bank statements, identification documents, mortgage applications or other sensitive information in the group. No unsolicited promotions, harassment or unlawful material.
We may restrict access where reasonably necessary to address a serious or repeated breach, normally explaining the issue and allowing it to be put right where appropriate. Any suspension or termination will be proportionate and will not remove refund or other rights you have by law. If we discontinue a paid service without your breach, we will refund the undelivered part or agree an appropriate alternative with you.
Testimonials describe individual experiences, not the results everyone can expect. Case-study savings are not investment returns. Projections, rent estimates, finance assumptions and illustrative calculations are not promises. Independent professionals are responsible for the advice and services you separately engage them to supply. An introduction does not guarantee their suitability, availability, lending approval or outcome. Any referral fee or other material commercial connection relevant to a recommendation will be disclosed before you act on it. This does not remove our responsibility for our own representations or services.
We are responsible for providing our services with reasonable care and skill and for honouring the descriptions and commitments that form part of your contract. If we breach our contract, we are responsible for loss or damage that is a foreseeable result of that breach. We are not responsible for losses that were not caused by our breach or that neither you nor we could reasonably have foreseen when the contract was made.
We do not exclude or limit liability for death or personal injury caused by negligence, fraud or fraudulent misrepresentation, or any liability or consumer remedy that cannot lawfully be excluded or limited. This includes your statutory rights concerning services and digital content. The fact that property investing involves risk does not excuse a failure by us to perform our own contractual duties.
Website information may be updated, but changes do not retrospectively alter an existing order or remove an agreed benefit. We will explain any proposed material change to an ongoing service in advance and respect your rights to end the service and obtain an appropriate refund where required. The continuously subscribed founding rate above remains protected.
Please first send a complaint to info@btlreality.co.uk with the details and the resolution you seek. We will investigate and respond without requiring you to give up any legal rights. These terms are governed by the law of England and Wales, without depriving consumers of mandatory protections in their country of residence. Courts of England and Wales may hear disputes, and consumers may also use courts available to them under mandatory local law. No exclusive overseas court requirement is imposed on a consumer.
