Gross yield is annual headline rent divided by agreed price. Net operating yield deducts voids, management, maintenance and fixed operating costs, then divides by price. It excludes buying costs and finance. Cashflow deducts the full mortgage payment. The future projection compounds rent and fixed costs monthly; repayment loans amortise. All figures are before tax.

What is gross rental yield?
Annual headline rent divided by the purchase price, multiplied by 100. A property bought for £180,000 and let for £1,250 per month has an 8.33% gross yield before costs, finance and tax.
Is net yield the same as cashflow?
No. Net operating yield deducts operating costs but excludes mortgage payments. Cashflow deducts the full mortgage payment as well. A high yield can still leave little cashflow when borrowing or running costs are high.
How are management, maintenance and voids handled?
Management applies to rent after the void allowance and should include any VAT. Maintenance and voids are percentages of headline rent. Annual bills are divided by 12. Do not enter the same cost in more than one place.
Can I use repayment borrowing or a cash purchase?
Yes. Choose the mortgage type in advanced settings. For a cash purchase, enter a mortgage amount of zero. Repayment mortgages reduce debt over time and their full payments are deducted from cashflow.
Does the calculator include stamp duty or refurbishment?
