Getting started · Make time for a realistic plan

You can prepare for property investing while working full time by giving the work a clear place in your week. Start with your finances, define a narrow buying brief and use your limited research time to answer specific questions.

The goal is a process you can sustain. Some weeks will require more time for calls, travel, viewings or decisions. Owning a rental also creates responsibilities that do not wait for a convenient evening.

This guide offers an example planning routine and a 90-day preparation framework. It is not a promise that four hours a week is enough to buy or manage a property, or that you will complete a purchase within 90 days.

Start with the constraints you actually have

Write down how much time you can reliably protect, when you can take business-hours calls and how far you can travel for a viewing. Include family and other commitments. A plan that depends on every evening being free is unlikely to fit a busy life.

Do the same with money. Separate your income, regular spending, available investment cash and personal buffer. Total assets alone do not tell you what you can put into a deal. Use the net worth calculator to organise the starting picture.

A salary may form part of a lender’s assessment, but having a job does not guarantee mortgage approval. Check your own employment contract or workplace policies where outside business activity or conflicts could be relevant, and get appropriate advice on finance.

Your first deliverable: one page covering your goal, available cash, time, preferred area and the next question to answer. This is more useful than an ever-growing folder of saved property listings.

An example four-hour planning week

The schedule below is an illustrative way to organise research and preparation. Adapt it to your shifts and responsibilities. It excludes additional time for live transactions, travel, works, tenant issues or urgent decisions.

Give each session one job

Monday: finances and savings45 min
Wednesday: local market research60 min
Saturday: analyse one potential deal90 min
Flexible slot: professional questions30 min
Sunday: review and next action15 min
45 + 60 + 90 + 30 + 15 = 240 minutes, or four hours. This is a suggested preparation routine, not a measured average or a claim about the time needed to operate a rental business.

Choose a visible output for each session: update a budget, check comparable asking rents, identify missing deal costs or send a precise question. If you spend an hour browsing without learning anything relevant to the brief, narrow the task.

Keep a single record of assumptions and unanswered questions. A property listing can change or disappear. Save the details you are assessing and record when you checked them. Distinguish asking prices from completed transactions and advertised rent from rent you have independently validated.

A 90-day preparation plan

01

Days 1 to 30: your position

Organise finances, learn the basic calculations and identify the professionals you need.

02

Days 31 to 60: your brief

Narrow the area and property type. Check finance assumptions and research local costs.

03

Days 61 to 90: your decisions

Analyse suitable opportunities, test the assumptions and decide the next milestone.

First, establish what is feasible

Learn the difference between rent, cashflow and profit. Build a complete cash budget rather than looking only at a deposit. The guide to money needed for a first buy-to-let provides worked examples you can replace with your own figures.

If the cash is not yet there, make a savings and preparation plan. You can still improve your understanding and buying brief. Do not treat the end of the 90 days as a deadline to buy something.

Then narrow the search

Set practical boundaries for purchase price, property type, travel and the condition you can handle. A major refurbishment may demand a different level of time and oversight from a property with limited work.

Ask local professionals about tenant demand and costs, and verify the claims. If considering flats, include the lease, service charges, planned works and restrictions in your checks. My houses versus flats guide may be useful if that is your decision.

Finally, practise the decision process

Use the deal calculator to assess an opportunity, then test higher rates with the mortgage stress calculator. Mark what is known, estimated or still missing.

Agree what would make you reject a deal before enthusiasm takes over. Completion depends on finance, due diligence, the seller and other parties. A sensible outcome may be a better brief or a decision to wait.

Decide what to delegate and what remains your responsibility

A letting agent can help with agreed management tasks, and a sourcing service may help identify properties. Both have a scope and a cost. Neither removes the need to understand the numbers or oversee the work.

Plan the support around your working week
Task Support to consider What you still need to do
Finance Appropriately authorised mortgage adviser Provide accurate information and understand the commitment.
Legal and condition checks Conveyancer and suitable surveyor Read the findings and resolve material concerns.
Letting and management Agent with an agreed service scope Budget for fees, oversee service and retain required responsibilities.
Education and planning Course, group or private mentor Prepare questions and make informed decisions.

Landlord obligations include safety and other legal duties. Read the official landlord responsibilities guidance and check the rules for your nation and property. In England, tenancy reforms took effect on 1 May 2026; the government’s landlord overview explains the changes.

Budget for the service you will actually need. My guide to letting agent fees helps frame the questions. Put arrangements in place for urgent issues while you are working or away.

Where regular mentoring can help

When time is limited, it can help to bring a short list of questions to a scheduled conversation and leave with defined actions. Group discussion can also help you notice assumptions you had overlooked.

Starter Club combines a personal 12-month roadmap, a monthly live group call with me and a community. Founding members also have my weekly participation in the founding WhatsApp group for their first 12 months while subscribed. Check current availability, fees and access terms on the product page.

That support can organise the work, but it does not do every task for you. If you are comparing providers, use the mentor selection checklist to check delivery and boundaries.

Questions about property and a full-time job

Do I need to leave my job to start?

Leaving a job is not a prerequisite for researching and preparing for a property investment. Assess time, finances, borrowing and responsibilities carefully. This guide does not recommend changing your employment.

Can I do everything at evenings and weekends?

No. Some brokers, solicitors, agents and contractors need contact during working hours, and urgent issues can arise at any time. Plan availability and delegation rather than assuming every task can wait.

Will a letting agent make the property passive?

An agent can perform agreed tasks for a fee. You still need to understand the contract, monitor the service, fund costs and meet your responsibilities. Budget for management and contingencies.
