Property Course or Mentorship: Which Do You Actually Need?
October 15, 2026

Property education · Choose the right format
A property course can give you a structured foundation. Mentoring can help you discuss how ideas apply to your circumstances and keep moving through a plan. The best choice depends on what you need next.
Before comparing prices, finish this sentence: “The thing stopping me from making progress is…” You may need knowledge, regular accountability, dedicated time or help sourcing a property. Those needs call for different services.
This guide compares learning formats and explains where my own Blueprint course, Starter Club and Private Mentorship fit. I run these programmes, so this is a transparent explanation of the options I offer.
What is the difference between a property course and mentoring?
Structured course
Work through a planned set of topics and build a common foundation.
Group mentoring
Discuss questions, learn from other members and review your progress.
Private mentoring
Use dedicated time for your decisions and more detailed individual work.
These are broad formats, not universal definitions. A course may include live teaching or questions. A membership may include lessons. Read the actual inclusions rather than assuming that the word “mentorship” guarantees private access.
| Format | Useful for | Check before paying |
|---|---|---|
| Course | Learning a framework in a defined order. | Topics, teaching format, release date and access period. |
| Group | Regular discussion, accountability and shared learning. | Call frequency, mentor involvement and question boundaries. |
| Private | Dedicated discussion and bespoke work. | Actual private time, deliverables and fair usage. |
Courses suit a knowledge gap
If terms such as cashflow, yield, loan to value and due diligence still feel disconnected, a structured course can help you see how they fit together. Look for worked examples, understandable explanations and a way to revisit the material.
A course still needs application. Completing lessons does not establish that a particular property is suitable for you or that a lender will approve your borrowing.
Group mentoring suits an ongoing support gap
You may understand the fundamentals but struggle to choose the next task or interpret a set of assumptions. Regular discussion can help. You also hear questions from people at different stages, which may expose gaps in your own thinking.
Group time is shared. It works best when you can explain your question clearly, respect other members’ time and do the preparation between sessions.
Private mentoring suits a need for depth
When decisions become more complex, dedicated time can be useful for exploring alternatives and revisiting assumptions. That might involve different portfolio scenarios or a detailed forecast.
More private time means a different service and price. It does not automatically make the investment outcome better. The value depends on your needs and how you use the work.
Choose from the decision in front of you
If you need to understand the process: start with structured learning and free resources.
If you need regular support applying it: investigate group mentoring.
If you need substantial private work: compare one-to-one services and their scope.
You do not have to buy every format. Someone preparing for a first purchase may be well served by free learning, the right qualified professionals and a clear plan. Someone else may benefit from the structure and accountability of a programme.
Before choosing, read when a property mentor may be worth paying for and use the ten questions to ask before you pay. They help you assess the delivery rather than the label.

The price is £997 in full or four monthly payments of £250, totalling £1,000. The event is limited to 20 attendees. Working dates are 17 and 18 April 2027, subject to confirmation; final dates and venue will be confirmed in February 2027.

Event, then course
Attend the recording. Digital access follows production, with its release date confirmed separately.
Full refunds are available on request through 31 January 2027 under the offer. Travel and accommodation are excluded. Read the full Blueprint preorder details, including recording, delivery and refund terms.
Starter Club: a personal roadmap with regular group support
Starter Club includes a personal 12-month roadmap, a monthly live group call with me, community accountability and relevant professional introductions. Founding members also get my weekly participation in the founding WhatsApp group for their first 12 months while subscribed.
The first 100 founding places are £39.99 a month, locked while continuously subscribed. Later new members pay £99.99 a month and do not join the Founding 100 WhatsApp group. Availability and the full membership terms are on the Starter Club page.
Private Mentorship: dedicated time and bespoke modelling
Private Mentorship includes two private 90-minute calls each month, private WhatsApp within fair usage, bespoke modelling and forecasting, and advanced strategy discussion. It costs £12,000 as a single payment for 12 months, with a £10,800 direct-enrolment option for qualified applicants who proceed without the introductory call.
Applicants must meet at least one threshold: £500,000 personal net worth, £100,000 investable cash or £120,000 gross annual salary. All three figures are collected in the application. Meeting a threshold does not establish that private support is the right choice for you.
Use the detailed group versus private comparison to understand the different commitments.
If you need a property sourced
Done For You is a property sourcing service against an agreed brief. That is a different need from learning a framework or having regular mentoring. Start by deciding whether you want help learning, planning or finding a suitable opportunity.
Protect the budget for the property itself
Keep education costs separate from the deposit, transaction costs, refurbishment and reserves in your plan. Paying for a programme does not remove those other requirements.
Try the buy-to-let deal calculator to organise the property numbers. If a learning purchase means there is no cash left for realistic costs or contingencies, reassess the timing and level of support.
Choose one clear learning objective for the next month. It is easier to judge progress against “understand and model the cash needed for a potential purchase” than “learn everything about property”.
Questions about courses and mentoring
Do I have to complete Blueprint before joining Starter Club?
Blueprint is not presented as a prerequisite for Starter Club. They serve different learning needs. Check the current programme details and choose the format that fits your starting point.
Does lifetime course access include lifetime mentoring?
No. Blueprint’s lifetime access is to the finished digital course. It does not include ongoing private mentoring, membership or third-party professional services.
Can a course or mentor guarantee I buy a property?
No. Capital, lending, suitable opportunities, due diligence and your own actions all affect the outcome. Education and support cannot guarantee a purchase or financial return.
