Is a Property Mentor Worth It? An Honest Guide for UK Beginners
October 5, 2026

Property mentoring · Value before commitment
A property mentor can be worth paying for when they help you work through a real decision, challenge your assumptions and follow a plan. The fee needs to fit your budget, and you need time to use the support.
If you are only looking for an explanation of rental yield or what a buy-to-let mortgage is, start with free resources. Paying more does not automatically make the information more useful.
I run property education programmes, including Starter Club, so I have a commercial interest in this question. This guide sets out how I would assess the value before joining any programme, including mine.
My answer: buy the level of support that matches your next decision. The useful outcome is a clearer plan and better-informed action. A membership cannot guarantee that you buy a property, obtain finance or make a profit.
What are you actually paying a property mentor for?
Information is widely available. The harder part is deciding what applies to your circumstances and what to do next. You might understand a deposit in principle but still be unsure how much cash to keep back, which assumptions to test or what to ask a broker.
Context
Relate a general idea to your budget, experience and objectives.
Challenge
Ask what might be missing from the numbers or the plan.
Accountability
Agree actions, return with the results and decide the next step.
Those benefits depend on delivery. An impressive video library does not tell you who will answer your questions. A large WhatsApp group does not tell you how often the mentor participates. Ask for specifics before you pay.
A mentor also has limits. Education does not replace a solicitor checking a transaction, a qualified tax adviser considering your position, a surveyor inspecting a property or an appropriately authorised mortgage adviser recommending finance.
When property mentoring may be worth it
You have a decision to work through
You need to choose a buying brief, understand the cash required or compare sensible next steps. Bring the figures and a clear question, rather than expecting someone to make every decision for you.
You keep researching without acting
A regular review can help turn a broad goal into a small number of tasks. That might mean speaking to a broker, tracking spending or building a realistic shortlist.
You will use the access
You can attend sessions, prepare questions and do work between them. A programme has limited practical value if it becomes another unused subscription.
The format fits you
Some people learn well from group questions. Others have complex decisions that need private time and bespoke work. The right format depends on the task.
When I would start with free resources
If you cannot yet explain the basics, spend time learning them first. Use the free BTL Reality calculators and resources and read a worked example such as what £1,000 of rent leaves after buy-to-let costs. You will arrive at a mentoring discussion with better questions.
It may also be sensible to wait if the fee would reduce money you need for essential bills or your financial buffer, if you cannot make time to participate, or if you are expecting an immediate purchase to solve a financial problem. A course fee is not a substitute for capital, affordability or a viable deal.
For a broad introduction to lending, MoneyHelper explains buy-to-let mortgages. Use independent information alongside a provider’s own explanation.
Use a cost test you can actually understand
Write down the full commitment, how you cancel and what you get. Compare that with the support you expect to use. Avoid assuming that one hypothetical mistake avoided will automatically repay the fee: you cannot know that in advance.
What the monthly commitment adds up to
Example using the £39.99 Starter Club founding rate, subject to availability.
The £39.99 founding offer is limited to the first 100 members and remains locked while continuously subscribed. After those places, new members pay £99.99 a month and do not join the Founding 100 WhatsApp group. Check the current offer and access details before joining.
A more expensive programme may provide much more dedicated work, but that does not mean everyone needs it. My Starter Club versus Private Mentorship comparison explains the different fees and levels of access.
Judge the first month by useful progress
Set a starting point before your first session. Write down what you do not understand, which figures you have and the decision you want help with. After a month, compare what has changed.
| At the start | Useful evidence of progress |
|---|---|
| “I want to invest in property.” | A written goal, a buying brief and a realistic next milestone. |
| “I know how much deposit I have.” | A fuller cash budget including purchase costs and reserves. |
| “This rent looks good.” | A model that includes costs and tests less favourable assumptions. |
| “I will do something soon.” | Completed tasks and a clear reason for the next action. |
Progress can include deciding a deal does not work or that you need more preparation. That is different from promising that everyone should complete a purchase within the same timeframe.
Try the buy-to-let deal calculator before a discussion. Save your assumptions, flag the estimates you have not verified and bring the questions they create.
Questions beginners ask
Do I need a property mentor to buy my first rental?
No. People can learn independently and use qualified professionals for specific advice. Mentoring is an optional source of structure, education and support. Assess whether it addresses a real need for you.
Is group mentoring useful if I cannot afford private support?
It can be, if you are comfortable learning and asking questions in a group. Check the size, delivery, access and personal planning included. Group membership does not provide the same amount of private time as one-to-one mentoring.
Does Starter Club include access to Mark?
Yes. It includes a monthly live group call and a personal 12-month roadmap. Founding members also get Mark’s weekly participation in the founding WhatsApp group for their first 12 months while subscribed. That is group support, subject to the published terms.
What if I join Starter Club and change my mind?
The membership has a 30-day money-back guarantee on the first payment and can be cancelled before renewal. Read the full terms for how to request a refund or cancel. The guarantee concerns the membership fee, not property investment results.
