Repayment calculations use the standard monthly amortisation formula over the remaining term, with a zero-interest branch. Interest-only payments cover interest and leave the full debt outstanding. Each stress scenario holds the starting balance, term and rent fixed. Fees, rate changes within the term, early repayment charges and affordability checks are excluded.

How are repayment mortgage payments calculated?
The payment is the fixed amount that would repay the entered balance and monthly interest over the chosen remaining term. At a 0% rate, it is simply the balance divided by the number of remaining monthly payments.
What happens with an interest-only mortgage?
The payment covers interest only. The full balance remains outstanding at the end of the term and needs a repayment plan. It is shown separately so a lower monthly payment is not mistaken for a fully repaid loan.
How does the landlord break-even rate work?
With rental cashflow enabled, the tool finds the rate at which rent minus operating costs equals the mortgage payment. For repayment loans, capital repayments are included. Some scenarios have a shortfall even at 0%.
What should I put in other property costs?
Include realistic allowances for voids, management, repairs, insurance, service charges, licensing and other recurring bills. Exclude mortgage payments, which the tool calculates separately.
Is this a mortgage offer or affordability check?
No. Actual payments and eligibility depend on the lender, fees, product, property and your circumstances. Use the scenarios to prepare questions for a broker and to understand payment sensitivity.
