Equity release means more borrowing. The calculation caps the loan at the chosen LTV and, when enabled, the indicative rent-coverage limit. It subtracts the current mortgage and entered fees once. Timing assumes constant mortgage debt, monthly compounded property and rent growth, unchanged lending rules and no refinance before both required value and rent are reached. Timing is limited to 100 years; the chart shows the first 20.

How much equity can I release?
The starting limit is property value multiplied by the chosen refinance LTV, less the existing loan and refinance costs. If rental coverage is enabled, that may reduce the loan further. Lenders still assess your circumstances, property, rent and product criteria.
Why can my equity be larger than the cash I can release?
Equity is property value minus debt. A lender usually requires some equity to remain in the property. You also need to clear existing debt and cover fees, so only part of the equity may become borrowed cash.
What if the property needs to grow first?
The tool calculates the value required to cover the existing debt, fees and selected minimum release at the chosen LTV. If rental coverage also needs to improve, both conditions must be met. Falling prices or rents can prevent the threshold being reached.
Does this model a repayment mortgage?

Is the release profit?
No. It is borrowed money secured on property. It increases debt and can reduce rental cashflow. The calculator shows the payment change alongside the possible cash release.
