BTL Reality · Practical property education

A free property strategy call should give you a clear opportunity to explain where you are, what you want to achieve and what help you are looking for. You should not need to arrive with a polished investment plan or pretend you already know the answers.

At BTL Reality, the initial call is free and there is no obligation to join a programme. The purpose is to understand your starting point, discuss your property goal and explore which next step, if any, could be a good fit.

This guide explains the request process and how to prepare a useful conversation. It also sets out what the call is not: a lending decision, a property valuation, legal advice or a promise that a particular investment will succeed.

Who is the call for?

The request form covers people planning a first home, a first investment property or the next stage of an existing portfolio. You select the description closest to your experience and explain what you would like to achieve.

Your question might be about getting started, choosing the right level of support or whether property sourcing fits your situation. It is fine if your goal is still developing. A clear explanation of what feels uncertain is useful information.

You do not need to be ready to buy a paid product before asking for the initial conversation. Equally, the call is not designed to replace a lengthy assessment by a solicitor, mortgage adviser or other professional. Bring a question that fits an introductory discussion.

If you only need to try a calculation, you can start immediately with the free resources. There is no requirement to book a call or join Starter Club to use them.

What happens before you choose a time?

Start on the free property strategy call page. The form asks for your name, email address, property experience and what you would like to achieve.

Those details are saved in BTL Reality’s customer system before the booking step. The form explains that they are used to process the request and contact you about it, with a link to the privacy policy.

There is a separate optional choice to receive tips, resources and offers. You do not need to tick that marketing option simply to request the call. Read each choice rather than treating all boxes as one consent.

After submitting the required details, follow the booking step. Available appointments are shown in UK time, including the seasonal change between GMT and BST. Use the live calendar rather than an old screenshot or a time quoted by someone else.

Write a useful goal in the form

“I want to get into property” tells me the general subject, but not the decision you are facing. A few extra sentences can make the conversation much more relevant.

For example: “I am planning my first investment property. I have started building a deposit but do not know how to calculate the total cash needed. I would like to understand what preparation to focus on before I begin looking seriously.”

An existing investor might write: “I own one rental and want to decide whether to improve its cashflow or start planning another purchase. I need help understanding which numbers to review first.”

These are illustrative examples, not a required script. Explain your own goal and the main obstacle in plain language. You do not need to put account numbers, identity documents or sensitive supporting paperwork into a general enquiry field.

Five things to think about before the call

A small amount of preparation helps you use the conversation well. You can make notes privately; completing a detailed spreadsheet is not a condition of booking.

  1. Your starting point: what property experience do you have, and what have you already tried?
  2. Your objective: what do you want your next step to achieve?
  3. Your resources: what time and broad financial resources can you realistically work with?
  4. Your constraints: what commitments or concerns could affect the plan?
  5. Your main question: what would you most like to understand by the end of the discussion?

Choose one priority question rather than a list so long that every answer has to be superficial. Other questions can help establish whether a more structured service would be appropriate.

Use a calculator if it helps, not because you have to

The net worth calculator can help you organise assets and debts. It also prompts an important distinction: net worth is not the same as cash available for a purchase.

If you are considering a rental, the buy-to-let deal calculator helps you separate the purchase price, deposit, costs and running figures. Use realistic estimates and note where the evidence is weak.

For a longer-term objective, the financial freedom calculator can help explore the relationship between desired income, time and assumed returns. Its results are scenarios, not forecasts.

Every tool shows results on the page without paid membership. Some offer an optional personalised report that asks for contact details. You do not need to request a report to prepare for the call, and you do not need to submit sensitive documents just to explain a general question.

What we can discuss during the conversation

The call begins with your situation and what you want to achieve. The aim is to understand the question properly before talking about a product.

We can discuss the kind of support you are looking for and how the different BTL Reality services work. If you want to learn and build a plan with regular group support, that is different from wanting someone to find a property against an agreed brief.

The conversation can also identify an immediate information gap. You might need a clearer budget, better rental evidence or a discussion with a qualified professional before another decision makes sense.

You should leave knowing what next step has been discussed, rather than assuming a short call has resolved every aspect of an investment. If something needs further work, it is better to identify it than to hide the uncertainty behind a confident answer.

The possible next steps are different for different people

You may decide to keep using the free resources and research independently. That is a valid outcome. There is no requirement to buy simply because you have spoken to me.

Starter Club provides a personal roadmap, a monthly live group call and the founding WhatsApp group arrangement described on its page. It may suit someone wanting regular group support while preparing for a first or next property.

The Blueprint is structured property education, currently offered as an in-person recording-event preorder with later digital course access. Done For You is property sourcing against a written brief.

Private Mentorship provides more intensive one-to-one support and has its own application and entry criteria. A free general call does not bypass those requirements or include paid mentoring automatically.

What the call does not commit you to

Requesting the initial call does not commit you to buying a membership, course or sourcing service. If a paid option is relevant, review its scope, price and terms before deciding.

The same applies to a property. A conversation about a possible strategy does not commit you to an offer or prove a transaction is suitable. Specific purchase decisions require the relevant evidence and professional checks.

Be cautious about measuring the usefulness of the call by how exciting the plan sounds. A realistic next step that you can complete may be more valuable than a large portfolio target with no credible route from your present position.

Make a short note afterwards

Write down the main issue discussed, any assumptions that need checking and the next action you choose to take. Keep those separate from ideas that were simply explored.

For example, “ask a broker which funding options may be available” is an action. “A lender will approve this property” is a conclusion that cannot be drawn from an introductory conversation alone.

If you decide to explore a service, read its current page and terms. If you decide to continue independently, use the conversation to focus your research rather than restart the same cycle of collecting unrelated information.

Ready to talk about your next property step?

Go to the free strategy call request, share a few details and continue to the booking step. Describe where you are and what you would like to understand. You do not need to make it sound more advanced than it is.

If you prefer to get a feel for the approach first, read why I created BTL Reality Starter Club or try a calculator. The aim is to help you choose a useful next step, with a clear understanding of the support available.
