BTL Reality · Practical property education

Yes, you can pay a property sourcing service to find an investment property against a brief you agree. The important question is what you are delegating, what evidence you receive and which decisions remain yours.

At BTL Reality, property sourcing is the core of Done For You. We agree what you want to buy, search for suitable opportunities and help you assess the proposed property before you decide whether to proceed.

That can be useful if you have a budget and a direction but do not want to spend your available time searching listings and chasing possibilities. It does not turn buying property into a decision you can safely ignore. A good sourcing relationship gives the search structure while keeping you informed and in control.

What does a property sourcer actually do?

A sourcing service looks for opportunities that meet agreed requirements. Those requirements might cover location, property type, condition, budget and the purpose of the investment. Without them, “find me a good deal” is too vague to be a useful instruction.

At BTL Reality, the process starts with an introductory conversation. We discuss your objectives and establish whether our service is a fit. Before the search begins, the sourcing criteria, scope, fees and terms are agreed in writing.

We then search against that brief and assess proposed opportunities. You review the property, its numbers, the reasoning behind it and the questions that still need answers. You decide whether you want to pursue it, approve any offer and appoint the professionals needed for the purchase.

The written scope matters more than the service label. “Done for you” should explain the work being done, not imply that every possible task from finding a house to managing it forever is included.

Start with the outcome, not a favourite postcode

Before choosing an area, write down what the property needs to do for you. Are you prioritising current income, a longer-term portfolio or a purchase that fits around an already demanding job? What level of refurbishment can you actually handle?

Your cash budget needs the same clarity. A deposit budget is not a complete purchase budget. Buying costs, service fees, works, finance charges and a reserve can all affect what you can responsibly consider.

If £60,000 is the total available, a proposal requiring a £50,000 deposit has not automatically left enough for everything else. Ask for a complete breakdown before treating the remaining £10,000 as spare money. The appropriate figures depend on the actual transaction.

Use the free buy-to-let deal calculator to explore the separate lines. You do not need to join Starter Club or buy a sourcing service to use it. Its value here is making omissions easier to spot, not approving a property for you.

A useful sourcing brief has five parts

A clear brief is a working filter. It helps both sides distinguish a suitable opportunity from a property that happens to be available.

  1. Purpose: describe the role this purchase should play in your wider plans.
  2. Funding: separate available cash, likely borrowing and money you need to keep outside the purchase.
  3. Property criteria: identify acceptable areas, property types, tenure and condition.
  4. Practical limits: state your appetite for works, management involvement and delays.
  5. Decision process: agree what evidence you need and how you will review a proposed opportunity.

For example, “a rental I can oversee remotely, with limited initial works and an independent letting agent” is a more actionable starting point than “the highest yield anywhere”. The highest headline yield might belong to a property that is unsuitable for your time, experience or financing.

Criteria may need to change after research. That is a discussion to have openly. Reducing a requirement without telling you is different from agreeing that a realistic trade-off makes sense.

Who does what in a sourced purchase?

Stage Sourcing service You and your appointed professionals
Brief Discuss and document agreed criteria Explain objectives, funding and constraints
Search Find opportunities against the brief Review whether proposals fit
Appraisal Explain figures and assumptions Question evidence and commission checks
Purchase Support only within agreed scope Approve offers, finance and legal commitments
Ownership Only any separately agreed services Arrange letting, management and ongoing responsibilities

What should you receive when a property is proposed?

You should be able to understand why the property has been put in front of you. Ask how it fits the brief, where the main figures came from and which assumptions remain provisional.

Useful questions include: What supports the estimated rent? What evidence supports the purchase valuation? What works are anticipated? What costs are included in the appraisal? Which documents still need a solicitor or surveyor to review?

A claimed discount needs a credible reference point. A property advertised at £150,000 and available for £135,000 is not automatically £15,000 below its true value. The asking price may have been optimistic. Relevant sold evidence, condition and professional assessment matter.

The same applies to rental income. An attractive rent estimate should not be accepted simply because it makes the cashflow work. Check comparable properties and obtain appropriate local letting evidence. A spreadsheet cannot make an unsupported rent achievable.

Compare total cash required, not just the sourcing fee

The fee is part of the decision, but it is not the whole decision. Compare the total cost and practical demands of the proposed purchase with realistic alternatives.

A sourced property requiring limited initial work and an auction property needing substantial refurbishment have different cost patterns. Include the acquisition costs, likely works, financing, time without rent and reserves in each case. Do not describe either route as risk-free.

Our auction versus sourced-property comparison illustrates how those differences can change the result. Its example is a model with stated assumptions, not evidence that every sourced property will outperform every auction purchase.

Ask when a sourcing fee becomes payable, what it covers and what happens if the opportunity does not proceed. The BTL Reality service page does not promise one universal fee for every brief. Scope and fees are agreed upfront in writing, so use your own agreement rather than a figure quoted for someone else’s situation.

What you still need to do yourself

Delegating the search does not transfer ownership of the decision. You need to review the proposal, ask questions and decide whether the commitment fits your circumstances.

Your solicitor handles the legal work within their instruction. A surveyor assesses the property within the survey commissioned. Your broker or lender assesses finance. A sourcing appraisal does not replace those separate checks or guarantee that borrowing will be available.

You also need a plan for ownership after completion. Who handles letting, repairs, inspections and records? If an additional service is being offered, confirm whether it is included, who supplies it and what it costs.

A useful test is to explain the deal back in your own words. If you cannot describe the likely cash needed, the source of the rent estimate and the main downside, you need more clarity before moving forward.

Is property sourcing only for experienced investors?

Not necessarily. A first-time investor may value a structured search just as much as someone expanding a portfolio. The more important questions are whether you have a workable brief, appropriate funding and the ability to make an informed decision.

If your main challenge is deciding what you want or building your starting position, ongoing education and planning may be more useful before commissioning a search. Starter Club provides a different format: a personal roadmap, regular group support and community.

If you already know what you need and want someone to carry out the search, Done For You is the more directly relevant service. You should not have to buy the wrong product simply because both relate to property.

Questions to ask before appointing a sourcing service

Take the time to understand the relationship before paying. These questions create a practical starting point for comparing providers:

  • What is the written brief, and how will opportunities be assessed against it?
  • What work is included, and what is explicitly outside the scope?
  • What is the full fee, when is it due and what are the cancellation terms?
  • Are there referral payments or commercial relationships I should understand?
  • Who supplies legal, survey, finance and letting services, and who pays them?
  • What happens if a proposed property fails the checks or the transaction falls through?
  • What evidence can I independently check before making a decision?

Avoid judging the answer only by confidence or presentation. Clear documents and verifiable evidence are more useful than a promise that every opportunity is exceptional.

The next step is a conversation about your brief

You do not need a perfect document before speaking to us. Come with your objectives, an honest view of your available budget and any practical limits that matter.

On the free introductory call, we can discuss whether BTL Reality’s property sourcing service fits what you need. There is no obligation to commission it. If it makes sense to proceed, the next stage is agreeing the scope and terms, not rushing you into an unexplained property.

Read the Done For You service page for the current process. The aim is straightforward: you set the direction, we do the sourcing work, and you make a decision you understand.

Frequently asked questions

Yes. A property sourcer can search against an agreed brief. Check the service scope, evidence, fees and terms before appointing them.

Does BTL Reality source the actual property?

Yes. That is the core of Done For You, alongside assessment against your agreed criteria and the next-step support defined in your agreement.

Is a sourced property guaranteed to make money?

No. Values, income, costs and finance can change. Sourcing does not remove investment risk or replace independent checks.
