Affordable Property Mentoring UK: Starter Club vs Private Mentorship
September 30, 2026

You want to move forward with property. You want experienced help with the numbers, a clearer plan and someone you can actually ask questions. How much should that support cost?
At BTL Reality, the founding offer for Starter Club is £39.99 a month. Private Mentorship costs £12,000 for 12 months, with a £10,800 direct-enrolment option for qualified applicants. I am personally involved in both.
This is my comparison of the programmes I run. I’ll explain the differences, what useful progress can look like and how to choose the support that fits your next decision.
The short answer: Starter Club gives you a personal roadmap and regular group support at an accessible monthly price. Private Mentorship adds substantial dedicated time, private conversations and bespoke modelling. Both involve me, with different levels of access and depth.
You work with me in both
Joining Starter Club means joining a live support programme. There is a monthly group call with me, a personal 12-month roadmap and a community working towards their own property goals.
For the first 100 founding members, I also participate every week in the founding WhatsApp group for your first 12 months while subscribed. You can bring questions, share progress and learn from the discussions.
Private Mentorship gives us much more time to work through your specific circumstances together: two private 90-minute calls each month, private WhatsApp access within fair usage, and bespoke modelling and forecasting.

Private Mentorship is also subject to fair usage and does not promise instant or round-the-clock replies. Introduced professionals set their own fees and eligibility requirements.
What affordable property mentoring should give you
Searching for a cheap property mentor in the UK often starts with a sensible aim: get practical support without a large upfront bill. The important next step is to check exactly what your money buys.
Before joining any programme, look for clear answers to five questions:
- Who will support you? Know who runs the calls and answers questions.
- How does access work? Understand the difference between a group discussion and dedicated private time.
- Does the plan fit your starting point? Your next steps should reflect your budget, experience and objectives.
- What will you actually do? Look for actions and decisions you can work through.
- What are the costs and terms? Check the commitment, cancellation rules and any separate professional fees.
The group format is what makes Starter Club more affordable. Members share the live sessions and WhatsApp discussions, while each has their own roadmap. You can also benefit from questions you had not yet thought to ask.
How much does each route cost?
Here is the cost over 12 months, using the founding rate for Starter Club. The chart compares programme fees for different services. It does not compare investment returns or imply that the programmes provide identical support.
12 months of programme fees
Different levels of support. One consistent scale.
Starter Club’s £39.99 rate stays locked while continuously subscribed. Once the first 100 founding places are filled, new members pay £99.99 a month and cannot join the Founding 100 WhatsApp group. This article does not show a live count of remaining places.
The founding membership includes a 30-day money-back guarantee on your first payment. That guarantee applies to Starter Club; review the separate membership and service terms before buying either programme.
What changes when you choose private support?
| Your support | Starter Club | Private Mentorship |
|---|---|---|
| Calls | One group call each month | Two private 90-minute calls each month |
| Questions between calls | Founding WhatsApp group; Mark participates weekly for your first 12 months while subscribed | Private WhatsApp with Mark, within fair usage |
| Planning | Personal 12-month roadmap, supported through the group | Bespoke modelling, forecasts and advanced strategy discussions |
| Best suited to | People who want regular support and are comfortable learning in a group | People who need deeper work and substantial dedicated time |
Private time lets us spend a session on your decisions, explore competing scenarios and revisit the assumptions in detail. That depth may be valuable when your position is more complex. It is worth asking whether you need that level of work now.
What does a good outcome from mentoring look like?
My involvement matters in both programmes. Progress also depends on your starting point, available capital, financing, the opportunities you find and the actions you take. Paying for support does not guarantee a purchase or a financial return.
I would look for three practical signs that the support is useful:
Clarity
You understand your position and can explain the next decision you need to make.
Better questions
You can challenge the costs, financing and assumptions behind a property opportunity.
Follow-through
You have specific actions, review your progress and adjust the plan when circumstances change.
Example: preparing for a first investment
Someone still building a deposit may need a savings target, a realistic buying brief and help understanding the full cash required. A personal roadmap and regular group support may be a sensible fit. The next milestone could be becoming better prepared to assess a deal, rather than rushing to buy.
Example: comparing several portfolio options
An investor weighing up refinancing, another purchase and different cashflow scenarios may want dedicated time and bespoke modelling. Private Mentorship gives us more space to examine those choices together.
These are illustrative situations, not client case studies or claims about typical results.
You can see why working through the details matters in my article on what £1,000 of rent leaves after buy-to-let costs. The headline rent is only the start of the calculation.

Which route should you choose?
Starter Club is a strong starting point if you want a personal plan, regular contact with me and community accountability at an affordable monthly price. It can suit your first property or your next one, provided the group format matches the support you need.
Consider Private Mentorship if you want substantial dedicated time, private conversations and detailed modelling around more complex decisions.
Private Mentorship applicants must meet at least one of these entry thresholds:
- £500,000 or more in personal net worth; or
- £100,000 or more in currently investable cash; or
- £120,000 or more in gross annual salary.
You provide all three figures in the application. Meeting a threshold gives access to the next step; it does not mean private support is automatically the best purchase for you.

Questions before you join
Can I get property mentoring for under £50 a month?
The Starter Club founding offer is £39.99 a month for the first 100 members. It includes a personal roadmap and group support with Mark. Founders keep that rate while continuously subscribed; later new members pay £99.99 a month.
Do I actually get access to Mark in Starter Club?
Yes. There is a monthly live group call with Mark. Founding members also get Mark’s weekly participation in the founding WhatsApp group for their first 12 months while subscribed. This is group access, without unlimited private messaging or a promise of instant replies.
Does Private Mentorship guarantee better investment results?
No programme can guarantee your investment results. Private Mentorship provides more dedicated time, privacy and bespoke work. Whether that is useful for you depends on your decisions, circumstances and how you use the support.
Can I cancel Starter Club?
Yes. It is billed monthly until cancelled. Email info@btlreality.co.uk before renewal to cancel. You can request a refund of your first payment within 30 days under the membership guarantee. Read the full terms for the details.
